The topography of the island is varied, ranging from flat land near the sea to hilly slopes offering panoramic views but requiring additional engineering analysis. Before buying land, it is important to check its status and type of use (e.g. private or public ownership), as well as the legal cleanliness of the documents. Particular attention should be paid to access to utilities and infrastructure, including roads, electricity and water. The process of registering land for foreigners requires a special approach, as in Thailand foreigners can only own land through a long-term lease or company formation.
